ASD's design for One Main Plaza embodies the Client's vision for new offices, restaurants, retail shoppes, and residential condominiums in one mixed-use building at this historic downtown location. The original buildings at this site were the hub of City commerce for over 100 years until the entire block was destroyed by fire in 1987. The City bought the properties and converted them to a municipal parking lot. In 2002, the City sold the property to new owners who have returned a new center of activity and vitality to the heart of downtown.
Architectural design services included Schematic Design, Design Development, Construction Documents, and Construction Administration. The Client's design requirements for One Main Plaza resulted in a 5-story facility facing a public plaza and includes underground parking. The first floor contains retail shops and restaurants. The second and third floors contain state-of-the-art office productivity spaces. The fourth and fifth floors house residential condominiums designed around a roof garden. Construction of the 138,000 SF facility was completed in June 2004 at a cost of $15 million.
Urban re-development creates complex planning and design challenges that are impossible to resolve without a cooperative public/private partnership. The planning and design challenges that were successfully resolved at One Main Plaza include:
- Strengthening a declining tax base
- Providing alternative convenient parking
- Offering direct access to choice locations
- Incorporating a beautiful public plaza with inviting amenities
One Main Plaza is the first significant private sector re-investment in Champaign's downtown in over 2 decades. The reality of new stores, fine dining in new restaurants, luxurious living in new condominium housing, and a new public plaza adds new vitality and excitement to the downtown environment.
